Princeton Community Village (PCV) is a beautiful affordable rental apartment community in Princeton, New Jersey. See the map below for more information on the property’s location.
In addition to the 239 existing welcoming apartments on more than 30 acres, 25 new apartments are also available at PCV.
We are currently accepting applications for both the new and existing apartments.

The new apartments will be located in a building at 2 Holly House Row on the PCV property. There will be 5 one-bedroom apartments, 14 two-bedroom apartments, and 6 three-bedroom apartments. There will be apartments for very low, low, and moderate-income households. Amenities for the 25 new apartments include full kitchen with dishwasher, refrigerator, oven/cooktop; central heat and AC; washer and dryer hookups; and vinyl flooring throughout living spaces. Some of the new apartments are fully handicap accessible. Electricity and telecommunication (phone, internet, cable tv, etc.) utilities are NOT included in the rent.
Existing apartments include 71 one-bedroom apartments in Holly House, a six-story mid-rise building. In addition, there are several neighborhoods comprised of townhouses that feature two-, three-, and four-bedroom apartments. Existing apartments feature a full kitchen with dishwasher, refrigerator, oven/cooktop; central heat; hookups for resident-supplied AC; washer and dryer hookups; and vinyl flooring throughout living spaces. Telecommunication (phone, internet, cable tv, etc.) utilities are NOT included in the rent. There are apartments for low, and moderate-income households.

Princeton Community Village (PCV) is located at Karl Light Boulevard off Bunn Drive at the top of the Princeton Ridge and is nestled among the trees in a park-like setting. It is within reasonable walking distance to the Princeton Shopping Center and public transportation to the Center and other locations of interest is available from New Jersey Transit and the local Municipal bus. Community activities provided by Princeton Community Housing at Princeton Community Village include the Princeton Young Achievers preschool and after school programs. Community amenities include spacious landscaped grounds, a Clubhouse with meeting space, outdoor seating areas and proximity to nearby Hilltop Park. Hilltop Park features a playground, basketball court, skateboard park, and athletic activity fields. Pets are allowed at PCV under certain conditions. PCV is a smoke free community.

Although any income-eligible household may apply, for the new apartments only there will be a preference for applicants who live and/or work in Housing Region 4 (Mercer, Monmouth, and Ocean Counties).
For the 25 new apartments only, applications will be considered for inclusion in a random lottery, when a unit becomes available. This does not guarantee that you will receive a rental apartment or be placed on our waitlist.
For the existing apartments only, applications will be considered for inclusion on the waitlist and are processed on a "first-come, first-served" basis.
Please note that you are applying for residency in an income-restricted community. As such, PCV property management is obligated to obtain qualifying information from all applicants, including income and asset-related information. Your cooperation in the application process is important and very much appreciated.
For the existing apartments and the new apartments, once we have received, reviewed and processed your application, we will contact you regarding your preliminary eligibility and apartment availability.
Please also note that a criminal history and credit report will be processed for each adult household member as part of the final approval process for applications to both the new and existing apartments.

To be eligible for this affordable housing program, the gross annual income of your household cannot exceed the maximum income limits listed and must exceed the minimum income limits listed. The maximum and minimum incomes are based on the total number of persons who will reside in an affordable home. Maximum Incomes are adjusted annually and are subject to change without notice. For the new apartments, the maximum rental rates and affordable housing restrictions are governed by the Uniform Housing Affordability Controls, N.J.A.C. 5:80-26.1 et seq. For the existing apartments, the rental rates are governed by the Section 236 program of the US Dept. of Housing and Urban Development.
